Hiring the Perfect Contractor for New Home Construction

Ask friends, relatives, co-workers, neighbors if they have had any positive experiences with a contractor. Better yet drive around talk to folks that have recently moved into new homes in your area ask them about their experience with their contractor. Seek out as much information as available from every source available by asking direct questions. Some of the questions are; was the job finished on time? Was the work satisfactory? Did the contractor stay within budget? Would you hire the same contractor again? Take notes on what was discussed for reference of craftsman bungalow house plans.

Make a List

Gather all the information that was discovered during the ask phase and compile a list. Do you have any business references? (Can provide a good idea of business practices) Satisfied clients? (The longer the list the better the contractor) What is the biggest project you have worked on? (Again points to the ability to complete a new home construction if other larger projects have been completed) Also be forward and ask straight out if the contractor has time for your project, having a contractor with too many irons in the fire will deny the attention that new home construction needs. It is important to have a good understanding of the contractors capabilities and if the contractor can produce the type of new home construction sought after. There are a lot of niches in new home construction, and every contractor is not well versed in every technique it is important to ask the aforementioned question to insure all parties involved are in agreement from the beginning. Following these simple guidelines will guarantee hiring the perfect contractor for new home construction of your luxury house plan.

New Home Designs - Tankless Water Heaters

Consequently, this presents a tremendous potential for saving money over the life of your home if you consider switching to more energy efficient alternatives. In recent years an alternative to traditional storage water heaters is taking a larger market share in new home constructions. Tankless water heaters, both gas and electric, heat water as needed rather than storing and heating larger amounts throughout the day. Due to their periodic versus constant energy use they can significantly reduce the strain on your utility bills. Pros and Cons

A tankless water heater will supply an endless supply of hot water once the heating element reaches its proper temperature. Also, tankless heaters require a certain amount of water to flow through the pipe before they kick in. Some dishwashers and washing machines do not require enough water to work with some tankless water heaters. Before selecting these appliances make sure they are designed to work with tankless units.

Finally, there is cost. Tankless water heaters are generally more expensive than storage water heaters. You can expect to spend three to five times as much on a tankless heater versus a traditional unit. This means that it may take as much as 15 years to recoup the cost difference between the two depending on your utility rates and water consumption. However, check with you local government as many now offer tax credits for homes that install these devices which can reduce their cost to equal that of traditional storage water heaters.

Planning Ahead

Though tankless water heaters require some planning and research to ensure that they work in concert with your appliances and water needs, they have significant benefits that in the long run make them a worthy alternative. By doing a thorough audit of your water needs, carefully selecting your appliances and selecting the proper unit, you can ensure that your tankless water heater saves you money and the hassle of a cold shower of your house floor plans.

Handicap Accessible Home Designs

Accessible Cabinetry – For those in wheelchairs the ability to reach the sink, stove and other appliances can be severely hindered by traditional cabinets. At these areas, roll under cabinets and appliances should be installed to enhance the accessibility of the handicapped to these items. Furthermore, cabinets and shelving containing necessary item, such as dishes, food and cookware, should be at the ground level and not elevated above the counter tops.

Easy Communication – Intercom systems and Bluetooth communication devices can be incorporated into your home design to allow easy communication between the handicapped, other residents, caretakers or emergency services. Remote control devices can also be incorporated that allow for wireless control of thermostats, hearing devices and even door locks. This reduces the need for shouting or searching the house for someone and can be invaluable in an emergency.
