So far it has been the best thing I've ever done... I had a chance to get something that I wanted, so I took it, and so far it has been the best thing I've ever done. It took us two years of planning, my wife and i must have gone over 3,000 house plans before we found the HPG-1638-1. We just "had to love it" because this house was going to be the first and last house we build. Some of my favorite features in the home include the big windows in the front of the house, the big garage, and the wonderful living room. I started building my home on January 8th, 2009, right around the time when I left for Iraq for the 2nd time. It took me a long time to get all of the paper work in line, just due to being in iraq, and well as you can guess, building a house was not fun from 6,000 miles away but my wife was up to the challenge. I did a lot of the building myself on R&R's from Iraq, just to save on some money and to be able to say that I helped build my home. The house is not yet done, but we should be moving into the house in about 6 weeks when i get back from Iraq, and my family can't wait for it. Building this house really brought my family together and we've become much closer. I have recommended House Plan Gallery to some friends, who have also got plans from them, and will be starting to build soon. Beautiful traditional styling featuring open floor plan, and split-bedroom layout. A formal dining, raised bar and a breakfast are provided for family dining. A covered front and rear porch provide space for family get-togethers and cookouts. A large double-car garage is provided for real-sized vehicles, and 2 storage spaces. Large master bedroom and bath with an over-sized jet tub, walk-in shower, dual lavatories, and a large closet. The popular "Drop Counter" is provided in the entry from garage. Great room has a fireplace with double french doors on either side for plenty of light. A great value in space planning.

Please note that in most areas of the country, these house plans will be everything you need to build, but not necessarily everything you need to obtain a building permit.
In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.
In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.
Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
