Thank you House Plan Gallery for playing a part in our dream. We absolutely love our new home! My husband & I began looking at floor plans of houses in November 2008. We had spent over 15 years in our older home, which already existed when we bought our property in 1994. As we watched the years pass, we would occasionally walk to the back of our 10 acres and discuss building a home one day. This was not only an American dream, but our dream, too. We had been through literally a couple hundred plans when I came across the House Plan Gallery on the internet. I emailed only one choice to my husband (who was away on an oilrig on a 14 day hitch). Immediately, he loved the house and the plans. When he arrived home many days later, he phoned the guys over at House Plan Gallery to inquire about the timing in ordering the plans. Much to our surprise, they responded that we could "just come by and pick them up". It turns out that their business was just across town! We absolutely love everything about this plan including the open floor plan, big porch, and overall curb appeal... After praying about the timing (economy) of building our new home, this was quite a sign! The plans were ordered February 5,2009, My neices' birthday. We have since then built our house and moved in on October 9, 2009, my fathers' birthday! Dates easily remembered! It's funny, after so many years in the older home we thought we would "miss" it, but after moving into our dream home, it's like we never lived anywhere else! Beautiful styling that is sure to serve many persons needs. Split-bedroom plan to maximize use of space. Master suite is well appointed with jet tub, dual lavatories, separate walk-in shower, and large closets. Optional bonus room over the garage may serve as fourth bedroom, game room, or office. Great flexibility with office/lounge/bonus room off master suite (can also be used as 3rd car space or shop). Country kitchen with island and a raised bar to keep family and friends close, but out of the work triangle. Gas logs or fireplace in corner of great room so you can have your fireplace and view out to the grilling porch and yard. Vaulted ceiling in great room. A Great Value!

Please note that in most areas of the country, these house plans will be everything you need to build, but not necessarily everything you need to obtain a building permit.
In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.
In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.
Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
