We absolutely love our new home. This has been the happiest 4 months of our lives!

My husband and I purchased some land a few years back while we were dating. We began saving and finally paid off our land. We got married two years ago and couldn't wait to build our first home as husband and wife.

We each lived in apartments before and there was no room and we were throwing our money away. We finally saved enough money to start building our dream home.

We started the process and then another delay set us back. Due to all the hurricanes we have had over the years, more precautions and requirements were put into affect.

We live in Lake Charles, Louisiana, right down the road from Grand Lake and our land was now in a high wind zone. This meant that we would have to come up with more money to add brackets to the structure of the house. This also meant paying someone to add these brackets to the house plans. So we saved and saved and finally last November we started building our home.

It was a slow start but before we knew it we were in our first home as husband and wife!! We absolutely love our new home. This has been the happiest 4 months of our lives. We now can have friends and family over to enjoy and show our house off too!!!

We have truly been blessed to find the perfect plans for us. With this house we can now start our family together. This house has allowed us to start our lives together.

We thank God everyday for our new home and allowing us the opportunity to find and build the perfect home! Thanks for the house plans. We could not be happier.

This inviting home has Country styling with upscale features. The front and rear covered porches add usable outdoor living space. Great room is vaulted with built in cabinets and gas fireplace. The spacious kitchen has an island with an eating bar. The hall bath is equipped with dual lavatories for convenience. The master bedroom has a raised ceiling and opens into the well equipped bath with dual lavatories, corner tub and walk in closet. There is a shop area off the garage for projects and storage. Future space upstairs could be a playroom, extra bedroom, or just extra storage. The flex space could be used as a home office, dining room, or playroom. This is a very flexible home with lots of options to choose from.

Important Information:

Please note that in most areas of the country, these house plans will be everything you need to build, but not necessarily everything you need to obtain a building permit.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
