When we saw this house plan, we were hooked! My wife and I began our Total Money Makeover (Dave Ramsey plan) just after college. We saved up money to make sure we could have 20% on our house. Once we saved that up we started looking. We looked at around fifty houses but none of them felt right. At the same time, my Grandma gifted my wife and I land. So, we began looking at blue prints. We were hooked. We knew we wanted an open concept and enough room for our projected four children, so we would never have to move. Once we found this layout we knew it was the one. It was absolutley everything we were looking for. The building process took some time, but were very happy with the outcome. Our open concept could not be better. We love to entertain, and we also have large families, so it has been so nice to have room to accomodate everything. We are so proud of our home! And we are glad that we saved like we did because we plan on living in this home for the rest of our lives. Thank you so much! Justin K. Edwardsburg, Michigan |

We are so incredibly happy with our home and wouldn't have changed a thing! I would guess that my husband and I looked at about 50 different house plan books over the course of two years, and could never quite find what we was looking for. We were looking for something that was open and didn't have ANY wasted space. I was briefly searching the internet one day and I just happened to come across a house plan that was absolutely perfect. It was actually the first house plan that I had ever seen that I didn't have to make changes on. It had the open living room and kitchen that we were looking for and wasn't full of hall ways, which is wasted space for us. We are so incredibly happy with our home and wouldn't have changed a thing! Thank you House Plan Gallery! Shay M. Madill, Oklahoma |

The service and quality of work ranks with anyone I have ever dealt with... We are totally delighted with our plans – They arrived to us yesterday! We spent most of the evening reviewing them and starting the “day dreaming” of building. I was astonished with the very quick turnaround time. Our modification person was Jason, and not only was he patient and kind, his knowledge and helpful comments on our modifications was more like ordering dessert than anything else. The process was totally painless and although we felt some of our requests were “picky”, his attitude allowed us to get our plans exactly the way we wanted, and we felt his desire was just that. Upon receiving the final copies, everything is exactly as we expected and more. I would highly recommend your company. The service and quality of work ranks with anyone I have ever dealt with. This inviting home has European Country styling with upscale features. The front and rear covered porches add plenty of usable outdoor living space, and include that much-requested outdoor kitchen. Expansive great room includes a beautiful trayed ceiling and features built-in cabinets and a gas fireplace. The spacious kitchen features an oversized island with a large eating bar and breakfast area. The hall bath is equipped with dual lavatories for convenience. The master bedroom has a raised ceiling and opens into the well-equipped bath with dual lavatories, oversized corner jet tub, and large his and her walk-in closets. There is a storage area off the garage for projects and storage. The media/hobby space could be used as a home office, dining room, or playroom. This is a very flexible home with plenty of options to choose from. Make this your family's next home!

Please note that in most areas of the country, these house plans will be everything you need to build, but not necessarily everything you need to obtain a building permit.
In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.
In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.
Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
