We smile everytime we pull in the driveway!

Living in this new House Plan Gallery home has been the best thing for me and my family. I have been in the military for 17 years, and this is the first place that we can call ours and home at the same time.

While I was deployed, my wife built the house and dealt with the contractors and picked the paint, stone, brick, vinyl, applicances, tile and hardwood floors. She is the best military wife there is!

We extended the master bedroom out about 2 feet and streched our shower and her vanity to fit the new space. The kids love bringing friends over and playing in the bonus room and we love it also...love having the kids close and safe. We also had extra insulation blown in the attic and cannot hear the kids jamming out to Rock Band Hero or any of the military games.

We love the design of the floorplan and the openess of the kitchen, living room and breakfast area, and it was so much fun seeing pictures of our house being built when i was in Iraq. I was showing off the pictures like it was a new baby!

It's a solid, well designed house and we would build again if need be. Please thank your design team and let them know that there is a family in Lower Alabama that smiles everytime we pull in the driveway and when we have friends over for the first time. Thank you!

I am currently in the building process with about 6 weeks left. I am actually having blown foam insulation put in today, and all of my contractors have had nothing but wonderful things to say about your plans, how clear and precise they are and how they couldn't believe I got them online at the great price I paid. This inviting home has country styling with upscale features. The front and rear covered porches add usable outdoor living space. Great room is vaulted with built in cabinets and gas fireplace. The spacious kitchen has an island with an eating bar. The hall bath is equipped with dual lavatories for convenience. The guest bedroom has walk in closets with a full bath convienently located across the hall for use by other family members. There is a flex space which could be used as a computer center, nursery, home gym, or extra closet.The master bedroom has a raised ceiling and opens into the well equipped bath with dual lavatories, corner tub, and seperate walk in closets. The spacious laundry is located on an exterior wall for efficient dryer operation. Future space upstairs could be a playroom, extra bedroom, or just extra storage. The flex space could be used as a home office, dining room, or playroom. This is a very flexible home with lots of options.

Important Information:

Please note that in most areas of the country, these house plans will be everything you need to build, but not necessarily everything you need to obtain a building permit.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
